1. Services Offered
a. Luxxe Lending Co. LLC offers mortgage broker services to assist clients with obtaining mortgage loans.
b. Our services include assessing client requirements, sourcing suitable mortgage options, providing recommendations, facilitating loan applications, and assisting with the mortgage approval process.

2. Client Responsibilities
a. Clients must provide accurate and complete information regarding their financial situation, credit history, and any other details required for the mortgage application.
b. Clients are responsible for reviewing and understanding the terms of the mortgage products recommended by the Company.
c. Clients must provide all necessary documentation on time and cooperate with the Company throughout the application and approval process.

3. Financial Advice
a. The Company provides general information and guidance regarding mortgage options. We are not financial advisors, and our services should not be considered financial advice.
b. Clients are advised to seek independent financial advice before entering into any mortgage agreement.

4. Fees and Payment
a. Luxxe Lending Co. LLC may charge fees for its services, as agreed upon with the client and communicated before services are provided.
b. Third-party fees, such as appraisal or lender fees, are the client’s responsibility and are not included in the Company’s fees.

5. Privacy and Confidentiality

6. SMS / Text Messaging
a. By opting in, you agree to receive text messages from Luxxe Lending Co. LLC about your mortgage inquiry, your application, and related follow-up.
b. Message frequency varies. Message and data rates may apply.
c. Reply STOP at any time to cancel. You will receive one confirmation message and no further texts. Reply HELP, or call (586) 522-5166, for help.
d. Carriers are not liable for delayed or undelivered messages.
e. Text messaging opt-in data and consent are not shared with any third parties or affiliates for marketing purposes.

7. Limitation of Liability
a. The Company makes reasonable efforts to provide accurate and reliable information and services but does not guarantee their accuracy, completeness, or suitability.
b. The Company is not liable for any direct, indirect, incidental, consequential, or punitive damages arising from the use of or reliance on our services.

8. Termination
Either party may terminate this Agreement at any time with written notice. Outstanding fees or obligations are settled under these terms.

9. Governing Law
This Agreement is governed by the laws of Michigan. Any disputes are subject to the exclusive jurisdiction of the courts of Michigan.
